Transfer of Ownership of Real Property

 

RATIONALE FOR THE SERVICE:

To enable real property tax owners to be listed in the tax assessment roll of the Municipal Assessor’s Office for taxation purposes.

WHO MAY AVAIL OF THE SERVICE:

Buyer and seller, donor and donee, transferor and transferee of Real Property.

SCHEDULE OF AVAILABILITY OF THE SERVICE:  Monday to Friday

8:00AM to 5:00PM

 

REQUIREMENTS:

  1. Notarized documents of acquisition
  2. Sale
  3. Donation
  4. Transfer of Rights
  5. Extra Judicial Settlement, etc.

 

  1. Updated Land Tax Payment/ Tax Clearance
  2. BIR ( Gain Tax, Documentary Stamps)
  3. Fees / Transfer tax (Provincial Treasury)

 

SERVICE DURATION:  20 minutes

 

FEES:

The transfer tax is 0.605 of 1% of the Market Value of the Real Property or the sale whichever is higher.

  The Mun. Assessor reviews the document and recommend its approval by the PAO. Client is advised to return after 1 week to get the approved tax declaration. Or he can file it directly to the PAO.

ISSUANCE OF A CERTIFICATE COMPUTER PRINT-OUT OF FAAS/TAX DECLARATION

 

RATIONALE FOR THE SERVICE:

Certified true copies of tax declaration is being issued to authenticate owner’s copy of real property appraisal and assessment, as basis for the payment of real property tax, as basis for tax payment for transfer of tax declaration and title purposes such as BIR Capital Gains Tax, documentary stamps, estate tax, transfer tax, as one of the requirement of the Register of Deeds in the transfer of title to the new owner.

WHO MAY AVAIL OF THE SERVICE:

Real property owners and other interested parties.

SCHEDULE OF AVAILABILITY OF THE SERVICE:  Monday to Friday

8:00AM to 5:00PM

REQUIREMENTS:

The process can be started upon presentation of either of the following requirements:

  1. Written/Verbal request of the Real Property owner or name of lot owner or the interested party or lot number of the

Concerned property.

 

SERVICE DURATION :  20 minutes

 

FEES: Certification Fee :  Php  25.00 per real property unit

SCHEDULE OF AVAILABILITY OF THE SERVICE:  Monday to Friday

8:00AM to 5:00PM

SERVICE DURATION :  35  minutes

FEES :  Certification Fee :  Php 25.00  per real property unit

RATIONALE FOR THE SERVICE:

The Assessment records at the Municipal Assessor’s Office serve as the basis for computing the annual tax dues for the owners of land and buildings.

Property Owners occasionally request the cancellation or dropping of the assessment of their property/ies from the Roll of Assessment for building and machineries/for the adjustment of their real property.

RATIONALE FOR THE SERVICE:

New Tax Declaration is needed by owners of newly constructed buildings and newly installed machinery to determine the value of the real property.

WHO MAY AVAIL OF THE SERVICE :  Real Property Owners

REQUIREMENTS:  ( For Building )

– Building  permit

– Building plan

– Certificate of completion/occupancy

– Affidavit of Ownership (if no approved bldg. Permit)

– Tax declaration of lot

– Sworn statement of true current FMV of real properties

NOTE:  Subject for Ocular Inspection.

 

( FOR MACHINERY )

 

– List of machineries & equipments w/ corresponding value & estimated econmic life

– Sworn Statement of true current FMV of real properties
